Before you call

Four things people ask first

Will pressure washing hurt my vinyl siding?

It can, if someone points a narrow tip at it. That's why siding gets a soft wash: a cleaning solution does the work and the rinse is about the pressure of a garden hose. Read how soft washing works.

What does it cost to wash a house around Knoxville?

National cost guides put a typical 1,500 to 2,500 square foot home at roughly $200 to $600. Your number depends on stories, how much algae there is and what else you add. The house washing cost page breaks it down.

Do I need to be home?

Not usually. We need the outside water spigots working, gates unlocked and cars out of the driveway. Most people leave a note on the door and go to work.

Where does the dirty water go?

Knox County doesn't allow wash water with cleaners in it to run into storm drains. Crews block or redirect it, and use biodegradable detergents where a cleaner is needed.

Why things go green here

The weather does most of the dirtying

Knoxville sits in a humid valley between the Cumberland Plateau and the Smokies. Hot, wet summers and a heavy spring pollen season are exactly what algae, mildew and moss like. See what's growing on your siding.

  • 47+ inchesof rain a year in East Tennessee, spread across every season
  • March to Novemberis the busy washing season; winter work depends on the thermometer
  • 90°F summersplus humidity keep shaded walls and decks damp for days
  • No state licencecovers pressure washing in Tennessee; a Knox County business licence does

More questions, sorted by what's dirty

Every surface fails a different way when it's washed wrong. These are the ones that come up on almost every call. The full list lives on the questions page.

Why does the north side of my house turn green first?

It gets the least sun and stays damp longest after rain. Algae and mildew need both shade and moisture, and East Tennessee's 47-plus inches of rain a year supplies plenty.

Can you get the black streaks off my roof?

Yes, with a soft wash. Those streaks are usually algae feeding on the limestone filler in the shingles. High pressure would knock granules loose, so it's never used on a shingle roof.

My deck is gray. Is it ruined?

Almost never. Gray is the top layer of sun-dried wood fibers. A careful wash along the grain brings back the color underneath, and then it needs a couple of dry days before any stain.

How soon after a wash can we use the driveway?

Right away for walking. Give it an hour or two to dry before parking if a degreaser was used on oil spots.

How a wash day goes

From the first call to a dry driveway

1

You describe it

By phone, the form or a few photos by text: what's dirty, how big, one story or two.

2

You get a price

Often from photos; for bigger jobs someone walks the property first. Either way, before the work.

3

Plants get covered

Shrubs are wetted down, outlets and lights taped, and furniture moved off the patio.

4

Wash, rinse, walk-around

Low pressure up high, real pressure on the flatwork, then a look at every side with you or by photo.

Who we are

A Knoxville booking line for careful washers

Smoky Mountain Pressure Wash takes the call, sets the price and schedules the work. The washing is done by independent local pressure washing contractors who work the way this site describes: soft wash on siding and roofs, pressure on concrete, nothing aimed at a window seal.

We'll tell you who is coming before the day. More on how that works on the about page and in our referral disclosure.

What you can hold us to

  • A price agreed before the work, in writing if you'd like
  • No high pressure on shingles, vinyl, painted wood or window frames
  • Wash water kept out of the storm drain
  • Shrubs wetted and covered before any cleaner goes on
  • A walk-around at the end, every side of the house
